MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: September 10, 2002 <br />RE: Little Canada — Drywall Supply Development Stage PUD, <br />Preliminary Plat, Rezoning to 1 -1, Light Industrial <br />FILE NO: 758.09 - 02.28 <br />Background and Pro'ect Description <br />Drywall Supply has applied for a Development Stage Planned Unit Development, <br />Preliminary Plat, and Rezoning of the south portion of the former Knox Lumber site to <br />1 -1, Light Industrial. The entire property is currently zoned B -W, Business - Warehousing. <br />The applicant is seeking to redevelop and replat the property to accommodate his <br />industrial construction supply firm, including outdoor storage, and redevelop the north <br />portion of the property for office - warehouse business. <br />The development consists of three lots. Lot 1 is a 3.7 acre parcel in the northeast <br />corner of the property. This parcel is designed to contain a future office - warehouse <br />building of 30,000 square feet or more, and would also include an entry driveway for <br />trucks serving the entire project. The driveway would be utilized immediately by the <br />Drywall Supply business. Three of the existing storage canopies would be removed in <br />this proposal. <br />Lot 2 is a 3.2 acre parcel that includes the existing Knox building. The existing building <br />is approximately 46,500 square feet in area. The plan calls for the removal of an <br />existing building that currently sits directly south of the main Knox building. This site <br />would be served by a central driveway for truck and passenger vehicle access, with <br />loading dock access behind the building. A separate parking lot would be located to the <br />north of the building, with a proposal for a new driveway access from the northwest <br />corner of the site to Country Drive. <br />
