oward R, Green CoTpa <br />October 18, 2002 <br />File: 819110) -0240 <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: DRYWALL SUPPLY ADDITION <br />Dear Mayor and Council Members: <br />'ly <br />As requested, we have reviewed the submittal package for the proposed Drywall Supply Addition site <br />located off of Country Drive, The submittal documents were prepared by Anderson Engineering of <br />Minnesota, LLC, and included a preliminary plat, an alternate site plan preliminary plat, grading plan, <br />utility plan, and landscape plan. Drainage calculations were also submitted. Based upon our review, <br />we would offer the following comments: <br />1. A 10 -foot drainage and utility easement should be shown along Country Drive to ensure the <br />existing watermain will be within the easement. <br />2. The proposed grading around the future building should be shown. <br />3. The function of the stormwater pond shown on the plans to provide for storm water discharge <br />rate control from the site. We would suggest that the pond be constructed with dead storage <br />area to provide for some sediment removal prior to discharge from the site. This could be <br />accomplished with minimal or no increase in the area needed for the pond. A outlet structure or <br />weir should be utilized to control the discharge rate during small rain events. <br />4. More detail will need to be given on the storm sewer system running through the sites. It may <br />be necessary to add additional catchbasins to pick up stormwater runoff from the proposed <br />access streets and future building sites. It will also need to be shown that the storm sewer being <br />installed will be at sufficient depth to serve the two lots along Country Drive. <br />5. All but approximately 350 feet of the existing 6 -inch watermain is shown as being replaced. We <br />would suggest that the entire watermain loop through the property be reconstructed using 8 -inch <br />watermain. <br />6. The current width of the main entrance is shown as 42 feet. This would be sufficient if trucks are <br />only allowed to make movements thru the site as illustrated on the drawings. If any truck traffic <br />will be entering using the main entrance the inbound lane should be widened to 16 feet, for a <br />total width of 44 feet. <br />The comments listed above are being provided to assist the City Council in the review of the concept <br />layout for the Drywall Supply site.
