There may be a slight disadvantage in the PUD zoning in that theoretically, the PUD district is <br />open to a greater variety of potential uses. This concern is mitigated somewhat by the <br />Comprehensive Plan designation for the site (Industrial), and the PUD ordinance could be <br />drafted to list (or exclude) specific uses. <br />In summary, a Conditional Use Permit PUD and a PUD District are very similar in process. <br />The PUD District does offer some advantages in terms of land use control (assuming that the <br />PUD rezoning ordinance is written to state the City's objectives), and in terms of future notice. <br />Pc: Kathy Glanzer <br />
