MINUTES PLANNING COMMISSION JULY 11, 2002 VILLAGE George Sherman, Sherman Associates, and Kirk Velett, ESG Architects, SQUARE appeared before the Commission relative to the Village Square at Little Canada development on the southeast corner of Rice Street and Little anissagasseessznaaassfaste Canada Road. Sherman began with a review of the issues raised by the City Engineer in his report dated July 3, 2002. The first addressed adequate right -of -way along Little Canada Road to allow the mirroring of amenities on the north side of the Street. Sherman reported that this will be done. Secondly, the Engineer recommended that the County be contacted to determine ifthere are additional right -of -way needs along Rice Street. Sherman reported that they have been in contact with the County and are reviewing drawings with them. The County has indicated that they have no plans that would require additional right -oP -way. The Engineer also commented on the location of property lines at the corner in relation to the Fact that Rice Street and Little Canada Road does not make a 90- degree corner Sherman agreed that the corner is approximately 75- degrees. He indicated that the property lines as reflected in the documents presented are accurate. Sherman continued with the continents made by the City Engineer relative to the site plan. He indicated that drive isles are proposed at 22 feet rather than the 24 feet proposed by the City Engineer. The City Planner indicated that 24 feet is required if parking stalls are narrower than 8 '/2 feet. The stalls proposed are 0 feet in width; therefore, the 22 -foot drive isles are adequate. The next engineering comment related to the 180 - degree turn required to enter the parking garage ramp from Little Canada Road. Sherman reported that they are currently exploring alternatives to improve that turning radius. The City Engineer also commented on the sidewalk layout to the gazebo, and Sherman agreed with the continents raised by the City Engineer. He indicated that they will incorporate changes to improve this situation including marking pedestrian crossings. Sherman reported that his engineers will be working with the City Engineer to address his comments relative to the grading plan. Sherman reported that the town home concept is preliminary at this time. Their plans are to begin construction on the senior building this fall with town home construction to begin in the spring. Sherman noted that the City's planning stall is suggesting a greater mix of unit styles. Sherman pointed out that the City Council has directed him to design as many units
