Planning Commission Members <br />July 3, 2002 <br />Page Two <br />Grading Plan <br />1. Emergency flood routing is shown on the grading plan. However, the emergency <br />overflow elevations should be added. <br />2. The first floor elevation of the building is shown at 927.70. However, the 928 contour <br />wraps very near the southwest corner of the building. This would indicate that drainage <br />is being directed toward the building corner. The grading should be modified to direct <br />water away from the building. <br />3. The amenity improvements along the south side of Little Canada Road will result in a <br />boulevard grade of two percent from the back of curb to the back edge of the amenities. <br />This revision should be shown on the grading plan and adjustments made to the <br />proposed grades. <br />4. No drainage calculations were submitted. Drainage calculations should be submitted <br />and reviewed for the storm sewer system that serves the senior housing /commercial <br />area including pre- existing conditions and post - development conditions. The discharge <br />point of the roof drainage should also be indicated. <br />5. The existing sanitary sewer and water services for the Venetian Inn should be utilized for <br />serving the new senior housing /commercial space. The fire protection and domestic <br />water service must have individual shut -offs accessible by City forces. <br />6. The proposed storm sewer system utilizes a catchbasin in Little Canada Road for an <br />outlet. The plans indicate the top elevation of 920.9 and invert elevation of 915.00 for <br />this existing structure. City as- builts indicate that the top elevation of this structure is <br />920.91 and the invert elevation is 915.81. This invert elevation will need to be verified <br />prior to plan approval. <br />7. Some top -of -curb elevations should be shown for the curb surrounding the parking lot to <br />verify drainage and handicap accessibility to the building, <br />If you have any questions regarding these comments, please feel free to call. <br />Sincerely, <br />Howard R.
