The following issues should be discussed <br />with the intent of giving the developer direction for Development Stage PUD plan <br />preparation: <br />The proposed zoning designation would be B -W on the north portion of the lot, <br />and a rezoning to 1 -1 on the south portion of the lot to accommodate the <br />applicant's desire for outdoor storage. Planning staff would suggest <br />consideration of an I -P, Industrial Park designation on the south portion to <br />introduce a limitation on the amount of land that can be consumed by outdoor <br />storage. The applicant had previously indicated that his need for outdoor <br />storage was limited in scope, and the 1 -P designation would control the <br />expansion of storage. <br />2. The dividing line between B -W and the Industrial district is an issue. The City <br />had requested that the applicant move the zoning line as far south as possible to <br />accommodate the largest B -W parcel and building as possible. The concept <br />plan shows a future building of up to 30,450 square feet, with parking area <br />surrounding the building. Planning staff is concerned that actual development of <br />this building would be inhibited by the need for additional truck circulation. <br />Moreover, parking should be encouraged to the south of the building where the <br />soils are reportedly less capable of accommodating a large building. By placing <br />the zoning line as shown, outdoor storage on the south parcel in maximized, and <br />building area on the north parcel is minimized. <br />
