MINUTES <br />PLANNING COMMISSION <br />JULY 11, 2002 <br />DRIVE — <br />CARL JOHNSON <br />operating his business from this property and has been allowed to have <br />a small amount of outdoor storage in conjunction with the business. <br />Germanson reported that their proposal is to retain the B -W Zoning along <br />the front ol'the property, but have 1- I Zoning on the back parcel. He <br />reviewed the site plan showing the proposal to divide this property into <br />three lots. He also reviewed the proposed road plan through the property <br />German pointed out that Lot 2 as proposed would contain the existing <br />Knox building, Lot I is proposed to have a future building of 30,450 <br />square feet, and Lot 3 would be the I- I lot that would contain Carl <br />Johnson's business. German pointed out Johnson is planning to add a <br />10,000 square foot office /showroom building and a possible another <br />30,000 square trot building on Lot >. <br />Keis asked if Johnson planned to sell the front two lots. Germanson <br />indicated that he may sell the properties under either a building to suit <br />arrangement, or may develop them as rental property. <br />Germanson pointed out that they wanted to make a distinctive line <br />between the I3 -AV Zoning on the front and the I -I on the back. He pointed <br />out that their plan includes eliminating the 6,000 square foot building that <br />is immediately behind the Knox building. Germanson also noted that the <br />buildings on the front two lots will provide screening for the back <br />property. Germanson indicated that the Watershed has indicated that there <br />are no ponding requirements for this property. He further pointed out that <br />the southern portion of Lot 3 has very poor soils. <br />Knudsen asked if the canopies would come down. Germanson reported <br />that they would eliminate the three -sided shed that would straddle the <br />property line between Lot I and Lot 3. However, their plan would be to <br />leave the other three canopy structures, except for about half of one of <br />these canopies that would be eliminated if the 10,000 square foot <br />office /showroom building is constructed on Lot 3. <br />Germanson reported that they would be seeking TIF assistance for the <br />development of Lot I, and then indicated that perhaps a 20,000 square foot <br />building would be developed on this lot. <br />Knudsen asked why the three canopies are proposed to remain. Johnson <br />reported that as part of the rezoning of Lot 3, they are seeking outdoor <br />storage on this property. Johnson indicated that the outdoor storage would <br />be screened by the existing and proposed buildings on this site as well as <br />by the addition of landscaping. <br />7- <br />
