MINUTES <br />CITY COUNCIL <br />JUNE 26, 2002 <br />REZONING <br />TO PUD — <br />3180 COUNTRY <br />DRIVE — <br />GLEN KLOSKIN <br />use is allowed in the R -B District by CUP. Should Advent Construction <br />decide to expand their business, a CUP would be required under the R -B <br />District, while it would not under the B -3 District. <br />Rossez asked why his property is being included in the area proposed for <br />rezoning. The City Planner replied that given the R -B District would <br />accommodate both business and residential uses, it was felt that this entire <br />area should be included. The Planner noted that the R -B District provides <br />for a good balance of both commercial and residential uses as they <br />existing adjacent to one another. <br />Rossez expressed concern with the CUP process that would be required <br />under the R -B District, and requested that his property be excluded from <br />the area to be rezoned. He noted the St. John's Church property adjacent <br />to his is zoned Public, and suggested that retaining the B -3 zoning on his <br />property should not be a problem. <br />Fahey felt it did not make a lot of sense to exclude this one lot from the <br />rezoning. Fahey pointed out the character of the neighborhood and noted <br />that retaining the B -3 zoning on these properties leaves the area wide open <br />to intense commercial uses. Fahey noted that the Council is reviewing the <br />concept at this point. Rezoning would require a public hearing and formal <br />action by the City Council. <br />There was no one else present wishing to comment on this matter; <br />therefore, Council closed the public review. <br />Mrs. Scalze introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2002-6-147 — CALLING FOR PUBLIC <br />HEARING TO CONSIDER THE REZONING OF CERTAIN LITTLE <br />CANADA ROAD PROPERTIES FROM GENERAL. 13USINESS (13 -3) <br />TO RESIDENTIAL 13USINESS (R -13) ON WEDNESDAY, AUGUST <br />28, 2002 <br />The foregoing resolution was duly seconded by LaValle. <br />Ayes (5) Scalze, LaValle, Montour, Anderson, Fahey. <br />Nays (0). Resolution declared adopted. <br />Mayor Fahey opened the Public Hearing to consider the Rezoning from <br />Business - Warehouse (B -W) to Planned Unit Development (P. UD) of <br />3 180 Country Drive to allow for outdoor storage of boats and pontoons <br />as proposed by Glenn Kloskin of Boater's Outlet. It was noted that the <br />Planning Commission has recommended against the rezoning. <br />4 <br />
