C2 ROSEVILLE, MN 55113 PHONE ($) 639 -9000 <br />City of Little Canada, <br />Planning and Council: <br />OUTLET <br />(b5)' <br />it is our intent to lease the old "Grand Furniture Storre, East half of building, <br />at 3180 Country Drive, (000 Carpet is in the west half. ) <br />The ownership, Mr. David Johnson of Crossroads Property Management, is also desirous <br />of us as a long term tennant, along witth my cousins the Hamernicks, of GC0 Carpet. <br />We are now in somewhat of as different sigment of the Marine business than we were <br />when we were Boat & Motor Mart on Rice St. ( I think we were a good neighbor for <br />the City during our 30 year tenure on Rice St. ) <br />We now specialize in boating accessories & Parts, However we still do service aid <br />parts, and new pontoon boat sales, understandably this requires outside parking <br />of boats. <br />It is my understanding that a very recent change in the zonning code would not <br />permit outside display or parking outside. I can understand the City not wanting <br />some of the present type of business in the "Ryan" area to move nortth of the tracks. <br />I do believe we have a unique situation in that the property is East of Country <br />Drive, north of the tracks, but bordered on the north side of the building by the <br />"elevated freeway ". Thus being sort of a wedge stuck into the freeway bank, " all by <br />itself ", sort ofself screened, and visually minimized ! <br />Thus we respectfully request any type of zone or code change that would allow us to <br />operate within the guides ofthe City of Little Canada. <br />Please'note We would fence, berm, scape' or screen whatever is reasonably necessary <br />as to be a good neighbor in the City of Little Canada. <br />Sincerely Yours, <br />^'?
