Formally occupied by Grand Furniture. <br />It is our intent to use the building for. <br />A: A friendly neighborhood marine equipment and boating supply retail <br />outlet. <br />B: A service department for outboard motors and boats. <br />C: A display area of pontoons boats and other watercraft. <br />Please note due to the nature of our business we would always have a <br />number of boats or pontoons in the service yard waiting to be serviced. <br />Particularly in the winter months when we service and winterize, shrink - <br />wrap and store during this time. <br />That brings us to the need for a PUD on this property due to the most recent <br />zoning changes for outside display or storage use. "North of railroad tracks" <br />We feel that because of the location of this parcel of property that is located <br />east of Country Drive and immediately north of the railroad tracks. And is <br />also bordered on the northeast side by a high freeway bank that also borders <br />highway 694 and 35E. Because of the unique layout of this parcel of <br />property one can understand that outside display or storage would not be <br />offensive to the surrounding neighborhood or community. If at all visible it <br />would certainly be minimized with fencing and or screening on the west side <br />of this area. <br />
