The applicant is also seeking Development Stage PUD approval for the first <br />building, a combination commercial /senior housing building at the corner. The property <br />is zoned Planned Unit Development (PUD) and is guided for mixed commercial and <br />residential land uses consistent with the Rice Street /Little Canada Road <br />Redevelopment Plan. <br />The mixed use building consists of an underground parking level (totaling 76 spaces), <br />approximately 13,700 square feet of retail space on the first floor facing Rice Street <br />together with ten units of senior housing and common space, 23 units of senior housing <br />on the second, third, and fourth floors - a total of 79 residential units. The site also <br />includes 88 spaces of exterior parking surrounding the south, east, and west sides of <br />the building. <br />The second phase of the project, currently proposed for concept plan approval only, <br />consists of eight two -story townhouse units along Little Canada Road, 41 one -story <br />townhouse units, and two "flat" units at the far south end of the project, east of the <br />existing retail buildings on Rice Street. The townhouses are served by a series of <br />internal private streets. <br />
