Green CoTpany <br />The Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road E <br />Little Canada, MN 55117 -1633 <br />RE: VILLAGE SQUARE AT LITTLE CANADA <br />CITY OF LITTLE CANADA, MINNESOTA <br />Dear Planning Commission Members: <br />As requested, we reviewed the submittal package for the proposed Village Square at Little <br />Canada site located at the corner of Rice Street and Little Canada Road. These submittal <br />documents were prepared for Sherman Associates by Alliant Engineering, Inc., and Elness <br />Swenson Graham Architects, Inc. The submittal documents include a preliminary plat, site plan, <br />grading plan, utility plan, landscape plan, and overall floor plans. Only concept -stage layout is <br />being shown for the proposed townhomes located to the east of the senior housing /commercial <br />space and existing Ultimate Golf, Mac I Car Audio, and liquor store sites. Based upon our <br />review and conversations with other City staff, we would offer the following comments: <br />Preliminary Plat <br />1. Additional right -of -way should be granted along Little Canada Road to allow mirroring of <br />the amenities on the north side of Little Canada Road to the south side. <br />2. Ramsey County should be contacted to verify that no additional right -of -way will be <br />necessary along Rice Street. <br />3. The existing right -of -way lines at the intersection of Rice Street and Little Canada Road <br />do not make a 90- degree corner. Further review should be done to verify the location of <br />the actual property lines. <br />Site Plan <br />1. All drive lanes through the parking areas should be a minimum of 24 -feet wide. <br />2. The current parking lot layout requires a 180 - degree turn to enter the ramp to the garage <br />entrance when vehicles enter the site from Little Canada Road. We feel that the parking <br />shown on the east side of the drive lane should be placed adjacent to the parking ramp <br />and the drive lane moved to the outside. This change will allow a car to approach the <br />ramp at a 90- degree angle. <br />3. The current sidewalk layout to the gazebo requires residents to cross traffic at two <br />locations.
