The submittal documents were prepared by Rolf Lokensgard Architecture, Inc. <br />and include the site plan and building floor plan. Based upon our review we would offer the <br />following comments: <br />1. City ordinance allows one curb cut access for every 125 feet of street frontage. Therefore, <br />the three - driveway concept is within the ordinances. However, we question the need for <br />the southerly most driveway on Jackson Street. <br />2. The driveway to access County Road C is wider than the allowed maximum driveway <br />width per City Ordinance of 24 feet. However this is an existing condition. <br />3. The handicap parking stalls are all shown 8 feet wide, which is the minimum ADA <br />standard. However, city ordinance requires stalls to be a minimum of 8 feet 6 inches wide. <br />4. The extent of the parking lot modification and grading changes are not indicated on any of <br />the submittal plans. A grading /drainage plan and drainage calculations should be <br />submitted and reviewed prior to approval. The post storm water discharge from the site <br />must maintain the current rate of storm water runoff from the site to ensure that the <br />existing storm sewers are not overcharged. The plan should show both existing and <br />proposed conditions. <br />5. City ordinance requires parking to be a minimum of 5 feet from any property line. The east <br />curb line of the parking lot is shown 3 1/2 feet from the property line. This may also be an <br />existing condition, but cannot be determined from the site plan provided. <br />If you have any questions regarding these comments, please feel free to call. <br />Sincerely, <br />Howard R.
