2. Cross access and parking easements be established subject to review and <br />approval by the City Attorney and recorded with the property. <br />3. Comments of other City Staff. <br />Planned Unit Development Permit approval to allow the construction of a 12,612 <br />square foot drug store and modified retail center site upon the subject property <br />provided the following conditions are satisfied: <br />1. The applicant demonstrate to the satisfaction of the City (through the <br />submission of studies, surveys etc.) that the provided 60 feet of stacking <br />space provided for the drug store's drive - through lane is adequate to <br />accommodate peak drive - through demand. <br />2. All refuse and recyclable materials shall be stored within the principal building <br />or within an attached enclosure that is totally screened from eye level view <br />from neighboring uses and public rights of way. <br />3. City Officials should determine that the proposed wall signs are visually <br />compatible with the area. <br />4. Any change to the existing uses within the retail center (regardless of tenant) <br />be subject to the processing of a planned unit development permit <br />amendment. <br />5. State handicap parking requirements are satisfactorily met. <br />6. The source of lights be hooded and controlled so as not to illuminate adjacent <br />rights -of -way. <br />7. Landscape islands be provided within the drug store's parking lot to visually <br />break up the expanse of impervious surface area. <br />8. Comments of other City Staff. <br />C. Architectural Review approval of the 12,612 square foot drug store subject to the <br />following conditions: <br />1. The "arched" parapet walls be converted to a gabled design. <br />2. "Mock" horizontal ribbon windows or feature of similar configuration are <br />provided in place of the "arched" facade elements. <br />3. Comments of other City Staff. <br />9 <br />
