The City Manager for Little Canada has requested that we legally combine the two
units into one, . If we have to change the unit boundaries of the Common Interest Community it
would be a lot of work and we would be required to get the consent of all of the owners and
probably their Mortgagees. I believe the owners of the two combined units would agree that their
two units could only be sold as one and would agree to place such a restriction on the land to bind
all future owners. Practically speaking it would be virtually impossible and financially
uneconomical for the owners to divide the units since each of the units has only one restroom and
neither unit has a conunon wall.
Please let melknow if this solution would be acceptable to the City. I look forward to your
response.
Yours truly,
ROONEY & NEILSON, LTD.
LN /gn
cc: David Ficek
