Sweeney, Esq. <br />Sweeney, Sorer & Sweeney <br />386 North Wabasha Street <br />Suite 1200 <br />St. Paul, MN 55102 <br />Re: Palmen's and City of Little Canada <br />Dear Mr. Sweeney, <br />As you may know, I represent Ronald and Patricia Palmeri who own certain real <br />property In the City of Little Canada. <br />On March 13, 2002 the City Council considered a Proposal by residents to <br />purchase the Palmen's property for use as "Open Space." At the meeting, the issue of <br />the property's tax exempt status was raised. The Council continued the consideration <br />of the Proposal until April 10, 2002 to give all involved the opportunity to research the <br />tax exempt issue. <br />The property went tax exempt in 1992 after the previous owner, Tumquist, <br />petitioned for tax exemption. After discussions with Ms. Theresa Novak, with the <br />Ramsey County Valuation Division, it is my understanding that the property presently <br />has an estimated market value of $25,700.00, but that a new appraisal will take place in <br />the near future. Ms. Novak informed me that the County has no objections to <br />development of the property. <br />My clients recently entered into a purchase agreement for the sale of the <br />property.
