The Real Estate Leaders <br />October 24, 2001 <br />Alan & Cynthia Mentes <br />3058 Greenbrier Street <br />Little Canada, MN 55117 <br />Dear Alan & Cynthia, <br />HUTCHII' SSON & ARNTZ <br />1995 Rahnoliff Court <br />Eagan, MN 55122 <br />(651) 432 -0034 <br />The following is information regarding my conversations with the city of Little Canada <br />regarding the issue as to whether or not a 2nd detached garage could be constructed on the <br />property at 3058 Greenbrier Street. The following is a synopsis of my conversations: <br />On the estimated date of December 1, 2000 I contacted the general number (651 -484- <br />2177) for the city of Little Canada & requested the department that would address the <br />issue of construction of a 2nd detached garage on properties within the city. <br />Given the name of Steve Westerhaus — Building inspector for the city. Told the best <br />place to reach him was at his home office between the hours of 8 -9 a.m. at phone <br />numbei (651) 486 -2815. <br />Called Steve Westerhaus -- Building inspector & discussed our question. He indicated <br />that the individual that I would need to speak with would be Steve Grittman — City <br />Planner © 612- 595 -9636. <br />Spoke with Steve Gr;ttman — C.;ty Planner. I indicated that we had a client that was <br />interested in a property that was for sale within the city. I gave him the address, the <br />legal & lot size (I don't remember if he had a plat map in front of him or not). I <br />explained that our clients had a question as to whether or not a 2nd detached garage <br />couic; be constructed at the property. Steve was familiar with the area & Indicated that <br />he kne ,' that other property in the area had additional structures on tneir lots. He <br />indicated that as long as the 2nd detached garage fit within the city setback <br />requirements (which he gave me as follows: Corner = 30' per corner side, Sides = 10', <br />Rear = 30' & Front = 30'), it would most likely be allowed.
