ANALYSIS <br />Area Requirements. As noted previously, the applicants wish to construct a 1,008 <br />square foot detached garage that would result in a total of 1,488 square feet of <br />accessory storage space on the property. According to the Ordinance, the total floor <br />area of a garage and other accessory buildings for a single family dwelling may not <br />exceed 1,000 square feet except by conditional use permit. In addition, the ordinance <br />states that, in no instance, may the combination of a garage and an accessory building <br />for a single family dwelling exceed 1,500 square feet. <br />Processing History. The Planning Commission considered this item on August 16, <br />2001. Generally speaking, the Planning Commissions voiced concern over the size of <br />the proposed accessory building and its visibility from surrounding properties. <br />Ultimately, the Planning Commission recommended the following alternative options to <br />the applicant: <br />• An addition to the existing garage such that the total garage space not exceed <br />1,000 square feet. <br />• Approval of a CUP for a detached accessory garage provided the total garage <br />space on site not exceed 1,000 square feet and the structure be placed six feet <br />from the rear of the existing garage. <br />The City Council considered the applicant's request on August 22, 2001. In <br />consideration of the request, the City Council shared the Planning Commissions <br />concern over the size of the structure and recommended approval the CUP subject to <br />the following conditions: <br />1. The accessory building not exceed 550 square feet in size. <br />2. The garage be located six feet behind the existing garage. <br />3. No business activities occur within the accessory building. <br />4. No hoist shall be installed in the accessory building. <br />5. No maintenance or work upon vehicles not owned by the property owner shall <br />occur within the accessory building. <br />6. The siding upon the accessory building match that of the principal building. <br />7. The property shall be served by a single driveway. <br />8. The accessory building and subject property conform to all City Ordinance <br />requirements. <br />2 <br />
