Setbacks. According to the ordinance, accessory buildings must not lie closer than 10 <br />feet to any side or rear lot line. As shown Exhibit B, the proposed accessory building <br />meets applicable setback requirements. <br />In an attempt to minimize impacts, the applicants are proposing to locate the accessory <br />building 126 feet from the rear lot line and 136 feet from the adjacent residences to the <br />east. <br />Development Alternatives. To minimize the impact of the proposed accessory building <br />construction, one of the following alternative actions as referenced in our offices <br />previous review of the application are recommended. <br />1. Reduce the amount of proposed accessory storage space from 1,008 to 520 <br />square feet (to eliminate the need for a CUP) and attach the accessory building <br />to the principal building. <br />2. Reduce the size of the detached structure from 1,008 to 520 square feet (to <br />eliminate the need for a CUP) and shift the building westward to lie six feet from <br />the principal structure. <br />RECOMMENDATION <br />While the applicant's desire for accessory storage space is appreciated, it is believed <br />nothing has changed to warrant a change to staff's previous recommendation. <br />It is the opinion of our office that the proposed accessory building, in combination with <br />the existing attached garage, is not in keeping with the scale and character of the <br />neighborhood. We therefore recommend that the amount of accessory storage space <br />be reduced to 520 square feet (to eliminate the need for a CUP) and that either the <br />existing attached garage be expanded or a detached structure lying 6 feet from the <br />principal building be constructed. <br />If the City changes its opinion and finds that the subject property is large enough to <br />accommodate the proposed accessory building without negatively impacting <br />neighboring properties and is inclined to approve the request however, we suggest that <br />such approval be contingent upon the fulfillment of the following conditions: <br />1. The accessory building is shifted westward to lie six feet from the principal <br />structure. <br />2. The accessory building match the principal building in finish building materials <br />and color. <br />3. No business activities occur within the accessory building. <br />4 <br />
