ORTFILAND INSPECTIONS <br />2885 Vanderbie St. <br />Little Canada, MN 55117 <br />MEMORANDUM <br />DATE: April 9, 2002 <br />TO: Little Canada City Council <br />FROM: Stephen Westerhaus, Building Official <br />SUBJECT: Tacheny Town - Office Concept <br />Site Plan Review #2: <br />Setbacks: <br />Based on the location of the buildings in relationship to the property lines, ten (10) feet, window and <br />door openings would be allowed and not have to be protected. Exterior walls would have to be <br />protected by approved materials for 1 -Hour construction due to their location of less than twenty (20) <br />feet. If more than one building is on a piece of property then a property line is assumed between the <br />buildings and wall and opening protection is then required. Discretion is given to the designer as to the <br />exact location of the assumed property line. <br />Each individual office in the same building would not have to be separated from each other based <br />upon the occupancies being the same, (B- business). If however the office space is owner - occupied the <br />area is replated and property lines added or moved and the space is used for something other than <br />offices then separation may be required per Uniform Building Code Chapter 3, Table 3 -B. <br />Sprinklers: <br />Little Canada has adopted Minnesota State Building Code Chapter 1306 with Item 8. It basically states <br />that Group B offices with 8,500 or more gross feet of floor area must be protected by a automatic fire <br />suppression system. Area separation walls do not establish separate buildings. <br />From the plans submitted, it appears that these buildings have approximately 7400 square feet of <br />gross floor area. Therefore they would not have to be sprinkled per existing codes. No floor plan has <br />been received and a final determination for the sprinkling requirement will be done at the plan review <br />prior to issuing permits. <br />
