(PR 1\ <br />ORTHLAND INSPECTIONS <br />Elevators: <br />A passenger elevator must be provided to each story and basement levels however there are several <br />exceptions. One exception states that if a floor level does not exceed an occupant load of 30 then a <br />elevator is not required, Minnesota State Building Code Chapter 1341.0405. If common areas are <br />going to be provided or upper levels combined then occupant loads are added together to determine the <br />total occupant load of a particular floor. <br />Assuming that each building is divided into three spaces of approximately 2,470 square feet, then an <br />elevator would not be required. However all other accessibility requirements must be met. All <br />doorways, hallways, toilet rooms, etc., throughout the office suite must meet Minnesota Accessibility <br />Code requirements, regardless of their placement in the office. <br />Summary: <br />The plans submitted for development are very preliminary and do not indicate use or give many <br />dimensions. A proper plan review will be done after all approvals are given by the Planning <br />Commission and City Council and detailed plans are submitted by the architects.
