114/1.1/ uz u5: P &,Y 6516443446 ERG + LITTLE CA 121002
April 11, 2002
File: 803950J -0325
R, Green Co
Honorable Chair and Planning Commission
City of Little Canada
515 Little Canada Road East
Little Canada, MN 55117 -1633
rpany
RE: ORIUS CORPORATION OFFICE WAREHOUSE
CITY OF LITTLE CANADA
Dear Planning Commission Members:
As requested, we have reviewed the submittal package for the proposed Orius Corporation
office warehouse located on the corner of Spruce Street and Country Drive_ The submittal
documents were prepared by Beck ArchiTects and include the site landscaping plan, floor plan,
details, and a survey. Based upon our review and conversations with the Public Works Director,
we would offer the following comments:
1. City ordinance allows one curb cut access for every 125 feet of street frontage. Therefore,
the three- driveway concept is within the ordinances. However, we question the need for
the proposed middle driveway. Instead, a second access to the parking /storage area
could be off of the existing driveway.
2. Maximum driveway width per City Ordinance is 24 feet.
3. No grading /drainage plan or drainage calculations have been submitted. All should be
reviewed prior to approval:
4. City ordinance requires all open off - street parking areas to have a perimeter continuous
curb barrier around the entire parking lot. The City Planner should determine if the
ordinance applies in this case.
5.. No handicap parking stalls are shown on the site plan.
If you have any questions regarding these comments, please feel free to call.
Sincerely,
Howard R.
