Hanson <br />As you will note from the discussion that occurred at the April Planning Commission meeting, it <br />appears Orius Corporation developed a site plan for outdoor storage that meets site maximums as <br />provided for in the I -P District. Based on the discussion that occurred at this meeting, my concern is <br />that the size of the outdoor storage area will be inadequate to meet Orius Corporation's actual needs. <br />While Orius indicated that they could locate equipment and materials to other sites. History would <br />indicate that if they have more equipment than can be reasonably stored on this site, we will have an <br />enforcement issue down the road. In my opinion, the only way to address this is to require Orius to <br />provide evidence of legal of'I -site storage areas. <br />There was also discussion by Orius that they made some assumptions at the time they were <br />purchasing the property relative to the property meeting their needs. Prior to this purchase, 1 spoke <br />with the realtor that was handling the sale and informed her that the property was zoned Industrial - <br />Park (I -P) and relayed the requirements of this zoning district including outdoor storage and paved <br />parking. It is also my understanding that the City Planner was contacted relative to the Variance <br />request, and indicated the unlikelihood of the variance being approved given the lack of a hardship. <br />Given the City's current study of the Knox property as well as the potential development of the <br />krattalone site at Spruce and Rice Streets, the Council may want to take these factors into <br />consideration in its analysis of this request. <br />cc: Orius Corporation <br />
