The B -I District was created to <br />accommodate businesses in areas where limited amounts of commercial /industrial uses <br />could compatibly co -exist with residential development. The Buetow Bros. Stucco <br />facility currently operates out of an existing structure which is a converted single family <br />home. The applicants are planning to expand the facility to create a larger storage <br />building on the site, and store company vehicles on the property overnight. <br />The existing building consists of office uses, and the expansion would consist of both <br />heated and unheated storage, Parking on the site would require four spaces for the <br />office use, and four spaces for the storage use. The site plan shows a count of ten <br />spaces. However, four of the spaces along the south side of the existing building do <br />not have adequate width to provide access. The standard parking space is 20 feet <br />deep, and requires a 24 foot drive aisle to accommodate backing out of the space, a <br />total of 44 feet. Occasionally, this dimension can be reduced, although 40 feet is the <br />minimum functional dimension. The site plan provides just 29 feet for this parking. <br />Complicating this proposal is that five of the spaces along the south side of the <br />warehouse are located in front of the overhead access doors to the storage area. <br />Those spaces are of adequate dimension, but would cause circulation conflicts when <br />access to the overhead doors is necessary. <br />
