Including an existing 312 square foot (13' x 24') attached <br />garage, a total of 1,332 square feet of garage space will exist on the property. <br />The zoning ordinance allows single family properties to have a second garage building, <br />and up to 1,500 square feet of garage floor area, by conditional use permit. <br />The applicant intends to use the second garage building for personal storage. <br />The subject site is zoned R -1, Single Family Residential and measures 1.3 acres in <br />size. <br />ANALYSIS <br />Conditional Use Permit Evaluation Criteria. Section 921 of the Zoning Ordinance <br />states that the Planning Commission and City Council shall consider possible adverse <br />affects to the conditional use and judgment shall be based upon (but not limited to) the <br />following factors: <br />1.
