sites having multiple street frontages, the maximum area is calculated based on both <br />frontages, but may be distributed on the building according to the Comprehensive <br />Sign Plan approval. <br />The subject building's frontage is approximately 150 feet along Nadeau Road, and <br />an additional 90 feet along Country Drive. The building height appears to be 15 feet <br />(based on staff calculations from the applicant's photographs), for a total facade <br />area of 3,600 square feet. As a result, total allowable signage on the property may <br />not exceed 540 square feet — 15% of the silhouette area of the building facade. <br />Current signage on the property includes 120 square feet for the freestanding <br />monument sign, and 44 square feet for an existing wall sign for Dynamic <br />Connections, a current tenant. The proposed sign, together with the existing <br />signage totals 198 square feet, according to the applicant's materials. This leaves a <br />maximum additional sign area, under the code, of approximately 342 square feet. <br />The applicant has also requested up to 7 additional wall signs of 44 square feet each <br />(a total of 298 square feet of signage) which could be located at each of the <br />building's entrances. The application does not specify where those signs would be <br />located. The applicant should prepare a specific plan identifying how those future <br />signs might be applied. Staff would recommend that none of this signage is <br />permitted along the west wall •which faces a residential area Tenant identification <br />on doors or windows can be permitted under the code, separate from the <br />Comprehensive Sign Plan approval. <br />It should be noted that the City's Architectural Guidelines promote signs that use <br />individual letters, or sign design that relies on lighter colored lettering and graphics <br />on a dark background. The applicant should verify consistency with this design for <br />future signage. <br />Conclusion / Recommendation <br />Based on the preceding review, planning staff recommends approval of a <br />CUP /Comprehensive Sign Plan for 2905 Country Drive, subject to the following <br />conditions: <br />1. Signs shall be erected in accordance with the approved comprehensive sign <br />plan. <br />2. To avoid the processing of a conditional use permit amendment, the applicant <br />is encouraged to consider all potential signage for the property under the <br />current permit. As a part of this allowance, a plan showing distribution of <br />future signage should be prepared to directing such signage, if it is proposed. <br />3. All signs shall be subject to a sign permit as provided for in the Zoning <br />Ordinance. <br />2 <br />8 <br />
