The buildings would each <br />accommodate five garage bays for park resident storage. The buildings are proposed <br />to be 24 feet deep by 60 feet long, a total of 1,440 square feet each. The peak of the <br />roof is reported by the applicant to be 16 feet, 6 inches in height. Measuring the <br />average height of the roof, the buildings would be considered approximately 13 feet to <br />the average height of the roof. <br />As a part of a previous storage building project at Terrace Heights, the City adopted a <br />clause allowing such buildings by conditional use permit, since the mobile home park is <br />a non - conformity in the B -3, General Business district, The terms of the CUP are as <br />follows: <br />Conditional Use Permit. The amendment creates the ability to construct a storage <br />building for non - conforming mobile home parks by Conditional Use Permit. The <br />following conditions are included in the CUP: <br />a. The storage building is an accessory use to the mobile home park, and shall <br />not be operated as a principal use of property. <br />b. The storage is available only to residents of the mobile home park, and is not <br />open to non - residents. <br />c. The building is constructed of materials consistent with residential <br />construction and architecture. <br />5 <br />
