PERMANENT DRAINAGE AND UTILITY EASEMENT <br />THIS AGREEMENT, made this 1 day of January, 2002, by and between <br />Precision Landscape & Tree, Inc., a Minnesota Corporation, Grantor, and the City of <br />Little Canada, a municipal corporation under the laws of the State of Minnesota, Grantee; <br />WITNESSETH, that the said Grantor, in consideration of One and No /100 ($1.00) <br />Dollar to it in hand paid by said Grantee, and for other good and valuable consideration, <br />the receipt of which is hereby acknowledged, hereby grants and warrants to said Grantee, <br />its successors and assigns, a permanent easement for drainage and utility purposes and for <br />ingress and egress at any and all times with all machinery, equipment, and materials <br />necessary for the aforesaid purposes, in, over, under, through, across and upon the <br />following described property owned by Grantor and situated in Ramsey County, <br />Minnesota: <br />Property Description <br />That part of the north 1/2 of the southeast quarter of the northwest quarter, Section <br />6, Township 29, Range 22, lying east of the right -of -way of the St. Paul Water <br />Works. <br />Property Identification No. 06- 29 -22 -24 -0016 <br />Which Permanent Easement in described as follows: <br />Permanent Easement for drainage and utility purposes: <br />Perpetual easement for utility and drainage over, under, and across that part of the <br />following described property: <br />Commencing at the northeast corner ofthe southeast quarter ofthe northwest <br />quarter of Section 6, Township 29, Range 22; thence south 81.63 feet along the <br />east line of the southeast quarter of the northwest quarter of Section 6, Township <br />29, Range 22 to a point of beginning of the easement to be described; thence <br />south along the east line of the southeast quarter of northwest quarter of Section 6, <br />
