PERMANENT DRAINAGE AND UTILITY EASEMENT THIS AGREEMENT, made this 1 day of January, 2002, by and between Precision Landscape & Tree, Inc., a Minnesota Corporation, Grantor, and the City of Little Canada, a municipal corporation under the laws of the State of Minnesota, Grantee; WITNESSETH, that the said Grantor, in consideration of One and No /100 ($1.00) Dollar to it in hand paid by said Grantee, and for other good and valuable consideration, the receipt of which is hereby acknowledged, hereby grants and warrants to said Grantee, its successors and assigns, a permanent easement for drainage and utility purposes and for ingress and egress at any and all times with all machinery, equipment, and materials necessary for the aforesaid purposes, in, over, under, through, across and upon the following described property owned by Grantor and situated in Ramsey County, Minnesota: Property Description That part of the north 1/2 of the southeast quarter of the northwest quarter, Section 6, Township 29, Range 22, lying east of the right -of -way of the St. Paul Water Works. Property Identification No. 06- 29 -22 -24 -0016 Which Permanent Easement in described as follows: Permanent Easement for drainage and utility purposes: Perpetual easement for utility and drainage over, under, and across that part of the following described property: Commencing at the northeast corner ofthe southeast quarter ofthe northwest quarter of Section 6, Township 29, Range 22; thence south 81.63 feet along the east line of the southeast quarter of the northwest quarter of Section 6, Township 29, Range 22 to a point of beginning of the easement to be described; thence south along the east line of the southeast quarter of northwest quarter of Section 6,
