Some concern <br />may exist in relation to animals and noise adjacent to the residential land to the north. <br />Details should also be provided regarding the fence materials. If chain link material is <br />proposed, a vinyl -clad fencing should be considered, such as black. This material <br />limits the impact of the fencing on the views of the site. <br />The site plan illustrates the location of a freestanding sign and one wall- mounted sign. <br />No other sign details are provided. The architectural guidelines encourage the use of <br />monument -style signage, with sign graphics that focus on the lighting of the message <br />reversed out of a dark field, rather than dark lettering on a bright background. Site <br />lighting will also be an issue due to the proximity of the site to the residential <br />neighborhood. <br />There are a number of potential issues with the architectural guidelines for the Ruff <br />Cuts proposal. If the Planning Commission believes that approval of the facility is <br />warranted, the approval should include conditions addressing the following issues: <br />1. Vinyl siding on the north and west walls <br />2. Amount of window glass exposure on the front (Little Canada Road) facade. <br />3. Cornice treatments along the fascia and soffit areas. <br />4. Landscaping, including screening of the parking lot and exercise areas. <br />5. Fencing materials. <br />6. Site lighting to minimize lighting impacts on neighboring residences. <br />7.
