Hanson <br />Attached are the diagrams the owners of the Market Place Shopping Center would like to <br />discuss with us relative to the construction of a new Snyder's Drug Store (there is one <br />additional drawing since the last submittal). The same concerns remain as we have <br />discussed in the past. <br />While I am not sure at this time how we resolve some of the design conflicts, there are a <br />number of issues I believe we should review. They are as follows: <br />r Location of new Snyder's store on the north portion of the shopping center <br />parking lot adjacent to the grocery store. The concern the owners of the shopping <br />center have in placing the drug store here deals with the terms and conditions of <br />their mortgage. (The primary concern is that development on this portion of the <br />property could trigger a full repayment.) I have informed them that this site <br />appears to make the most sense in terms of meeting their needs without <br />significantly departing from our development guidelines. 1 further informed them <br />that they will need to provide us with evidence that their mortgage will preclude <br />the location of this building on that site. I have suggested we may be willing to <br />assist them to achieve this objective. (Eminent Domain). <br />Potential for master planning the DeLonais property in conjunction with the US <br />Bank property and our northeast corner of Rice Street and Little Canada Road. <br />(Subject to Mr. Sherman's success with the bank. This would allow for the <br />elimination of First Bank Drive and increase the width of the DeLonais property <br />thereby making it easier to design a functional building. <br />Dedication of land by the developers for storm water retention ponding in the <br />southeast corner of the current parking lot. This pond will provide treatment of <br />
