The previous PUD approvals had anticipated a varying <br />level of warehouse use as a part of the original detached office design. The new <br />proposal is now for an additional "pure" office building that will be attached to the <br />existing office building via a second story walkway. The new building will also have <br />underground parking available, in addition to the expansion of the surface parking lot on <br />the site. <br />The building will shift to the south from the previously approved concept, however, the <br />limits of the parking area are generally the same. A potential retaining wall is shown <br />along the north property line to support an expansion of the parking lot in that direction. <br />The site plan shows four driveway access points to the site. The combined property <br />has approximately 403 feet of frontage along Country Drive. The zoning ordinance <br />permits a maximum of one curb cut access point per 125 feet of frontage — a total of <br />three for this project. It would appear that three driveways would be more than enough, <br />and that two could work reasonably well. The existing south driveway and the new <br />driveway along the north side of the new building would be necessary to accommodate <br />the flow of delivery vehicles to the site. The "middle" driveway is convenient, but not <br />necessary. The new north driveway is not recommended. <br />The existing building has 35,440 square feet of space, and the new building will add <br />21,760 square feet, bringing the site total to 57,200 square feet. Little Canada's parking <br />standards require one space per 200 square feet of net area, defined as 90% of the <br />gross area for large office buildings. This results in a parking supply requirement of 258 <br />
