parking spaces. The applicant has provided a total of 264 spaces on the plan, including <br />30 underground spaces, meeting the requirement. <br />Landscaping of the site is the only other potential issue for planning staff. The plan <br />shows a full ornamental landscape treatment of the building area, a proposed berm and <br />tree planting along Condit Street (intended to match the existing condition on the south <br />property), and trees in the landscaped islands in the new parking lot. <br />Staff would recommend two additional areas of landscaping. First, the north property <br />line was originally going to remain a natural slope with existing vegetation. The <br />regarding of this area will remove the existing vegetation. Planning staff recommends <br />that plantings along this area are added to ensure that vehicle headlights from the <br />parking lot do not shine toward the apartment units to the north. A combination of tree <br />and shrub plantings would be appropriate. Second, the north side of the building <br />includes the grade down to the garage access, and service doors for entry to the <br />building from the new north parking lot. This area appears to be very "harsh" in terms of <br />its presentation to the parking area. The driveway is 31 feet wide in this area, and a <br />wide sidewalk also exists in front of the entrance doors. Planning staff would <br />recommend the addition of some landscaping in this area to soften the look of this side <br />of the building. <br />In summary, the PUD amendment appears to be a positive addition to the area. Staff <br />recommends approval of the PUD, with the following conditions: <br />1. Elimination of the north driveway. <br />2. Addition of screen landscaping along the north boundary <br />3. Verification that the berm and plantings along Condit match the existing <br />condition. <br />4. Additional landscaping on the north side of the building near the entrance <br />door area. <br />5.
