NORTHWEST ASSOCIATED CONSULTANTS, INC.
5775 Wayzata Boulevard, Suite 555, St. Louis Park, MN 55416
Telephone: 952.595.9636 Pecs roils: 952.595.9837 l :Manners @nacphanning.com
MEMORANDUM
TO: Little Canada Mayor and City Council
FROM: Stephen Grittman
DATE: October 31, 2003
RE: Little Canada — Pechman Accessory Bldg. Condtional Use Permit
FILE NO: 758.09 - 03.37
Background and Analysis
The applicants are seeking Conditional Use Permits to allow the construction of a home
with an attached garage while retaining the existing detached garage. The CUPs are
for two separate garage structures, and total garage space over 1,000 square feet. The
combined total of the two garage buildings would be approximately 1,200 square feet,
within the 1,500 square feet allowed under the CUP clause. According to the survey
submitted with the application, an additional existing accessory building exists on the
property of approximately 365 square feet. This building has since been removed,
leaving only the proposed attached garage and the original detached garage structure.
The zoning ordinance permits the following accessory structures on single family
residential properties:
• One garage structure up to 1,000 square feet in area. Two garage and /or
accessory structures and 1,001 to 1,500 square feet of accessory building space
may be allowed by Conditional Use Permit.
• One recreational accessory building of up to 160 square feet and no length or
width dimension of more than 16 feet (such as a gazebo or pool house).
• One accessory shed of up to 120 square feet.
