The applicants suggest that the additional garage space should be allowed due to the <br />grade of the site (relating to parking of vehicles at the top of a steep driveway), and the <br />size of the lot. The lot size is approximately 27,000 square feet, not including the Keller <br />Parkway right of way, approximately .63 acres. <br />The lot appears to be of adequate size to accommodate the two garage structures, and <br />the 1,200 square feet does not appear to be out of scale with the house or the parcel. <br />Although turning, parking, and snow removal could be accommodated on the site <br />whether the detached garage was removed or retained, the request appears to be <br />reasonable. <br />Summary and Recommendation <br />The zoning ordinance limits the amount of accessory building and garage space to a <br />maximum of two such buildings and up to 1,500 square feet in total area. The existing <br />property condition includes one detached accessory building totaling approximately 525 <br />square feet in area.
