MINUTES <br />CITY COUNCIL <br />MAY 30, 2012 <br />The Administrator noted that as part of the land swap agreement between <br />Terrace Heights and the City, it was represented to Terrace Heights that <br />they would be able to able to redevelop this area with six buildings /mobile <br />homes. hi order to accommodate the six buildings as well as the increased <br />setback from Rice Street, the Administrator proposed an adjustment in the <br />20 feet of property the City owns west of Park Street equal to the <br />additional setback from Rice Street as well as the vacation of Park Street. <br />Additional screening could be added between the school property and the <br />paved surface in this area. The Administrator also recommended <br />screening along the Rice Street side. <br />The Administrator noted the Planning Commission recommendation to <br />require hardy board siding on the west end of the storage building facing <br />Rice Street. Given the increase setback and the ability to add more <br />screening materials, Graczyk has questioned the need for the hardy board <br />siding. Blesener suggested that while hardy board siding may not be <br />necessary, the metal siding be installed similar to horizontal lap siding. <br />Graczyk stated that he would ask the building manufacturer if the siding <br />could be installed in a horizontal manner. <br />The Council discussed the amount of property the City would give up. <br />Blesener suggested the City could deed the full 20 feet west of Park Street. <br />The Administrator suggested that he review this with the City Engineer <br />and come back with a recommendation to the Council. Keis noted that the <br />screening wall along County Road B -2 loops around on either end and <br />indicated that that should be taken into consideration when reviewing this <br />issue. A lot split proceeding will also be necessary. <br />There was no one present from the general public wishing to comment on <br />this matter. <br />Upon motion by Montour, seconded by Keis, the public hearing was <br />closed. <br />Blesener introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2012-5-97 — APPROVING A CONDITIONAL USE <br />PERMIT TO ALLOW THE CONSTRUCTION OF TWO STORAGE <br />BUILDINGS AT 2442 RICE STREET, TERRACE HEIGHTS <br />MOBILE HOME PARK, SUBJECT TO THE FOLLOWING: <br />• COMPLIANCE WITH THE RECOMMENDATIONS OF THE <br />CITY PLANNER AND THE PLANNING COMMISSION, AS <br />APPROPRIATE; <br />2 <br />
