Easements. It has not been indicated whether or not a drainage and utility easement <br />presently exists along the side lot line in question. If such easement does presently <br />exist, it should be vacated (or partially vacated) and re- established along the new side <br />lot line. <br />If such easement does not presently exist, such easement should be dedicated as part <br />of the subdivision. This issue should be subject to further comment by the City <br />Engineer. <br />Submission Requirements. According to the subdivision ordinance, the proposed lot <br />line adjustment may be accomplished via a metes and bounds description. As a <br />condition of subdivision approval, a metes and bounds description, prepared by a <br />qualified land surveyor or engineer, must be provided to and approved by the City. <br />Park Dedication. Because no new dwelling units will result from the proposed lot line <br />adjustment, no park dedication (land or cash) will be required. <br />RECOMMENDATION <br />Based on the preceding review, our office recommends approval of the proposed <br />subdivision (lot line adjustment) subject to the following conditions <br />1. The applicant demonstrate that the proposed lot line adjustment will not result in <br />the creation of any non- conforming setbacks. <br />2. A drainage and utility easement be established along the new side lot line. This <br />issue should be subject to further comment and recommendation by the City <br />Engineer. <br />3. A metes and bounds description, prepared by a qualified land surveyor or <br />engineer be provided to and approved by the City. <br />4. Comments of other City staff. <br />pc.
