As indicated, the proposed property line adjustment would result in <br />no net loss in and area to either lot and would result in a side lot line which is <br />perpendicular to McMenemy Street. <br />According to Section 1006.020 (d) of the subdivision ordinance, side lot lines should be <br />at approximate right angles to street lines. In this regard, the proposed lot line <br />adjustment would correct or improve what could be interpreted as a legal <br />nonconforming condition and is therefore considered a positive change. <br />Setbacks. It appears that the proposed lot line adjustment will not result in the creation <br />of any non - conforming setbacks. This however, should be verified (through the <br />identification of structures upon the adjacent southerly lot) as a condition of subdivision <br />approval. <br />
