Hamel Estates <br />Development Contract <br />and regulations, including, but not limited to, subdivision ordinances, zoning ordinances, noise <br />ordinances, and environmental regulations; including wetland impact and mitigation. Developer <br />shall obtain all necessary permits and consents for the Required Improvements including, but not <br />limited to, any permits required by the Minnesota Department of Health for water main <br />extensions, any permits required by the Minnesota Pollution Control Agency for sanitary sewer <br />main extension, any permits required by the Metropolitan Council Waste Water Services <br />Division for connections to sanitary sewer lines, any permits required by the Ramsey - <br />Washington Watershed District for grading and storm water discharge, and any permits or <br />approvals necessary to properly comply with Wetland regulations. Developer shall reimburse <br />the City for any costs or expenses incurred by the City due to the need for any permits or <br />consents, and shall be responsible for compliance with any other requirements imposed by the <br />agencies in question. <br />30. Developer shall comply with the Little Canada Landscaping Ordinance. <br />31. Developer and/ or their agents or assigns shall comply with Little Canada <br />Shoreland Ordinance. Developer shall prepare a plan depicting in vegetative changes in the <br />shoreland area. Developer shall also post appropriate signage adjacent to protected waterways <br />defining "no disturb" areas. <br />32. Prior to the commencement of any work, Developer or his engineer shall schedule <br />a preconstruction meeting to be held at the Little Canada City Hall at a date and time agreeable <br />to City. Said meeting shall include all parties concerned, including, but not limited to, City staff, <br />Developer's engineer, Developer's contractor(s), Developer's builder(s), affected utilities <br />representatives (including Xcel electric, Xcel gas, Comcast and Qwest), and representatives of <br />Ramsey - Washington Watershed District, if necessary. The purpose of this meeting will be to <br />review the work program for construction to achieve a coordinated approach between all parties <br />involved. <br />33. Developer warrants all work required to be performed against poor material and <br />faulty workmanship for a period of one (1) year after its final completion and approval by City. <br />-8- <br />
