A deed restriction was put <br />in place as part of the land swap deal with McDonalds. A third option <br />would be to market the site for general retail, although the Council has <br />indicated little support for a small strip mall development. The <br />Administrator noted that in comparing office use to fast food restaurant <br />use, the site would generate a higher land sale price for fast food with a <br />lower taxable value rate. The reverse is true for an office use. <br />The Administrator reviewed a rendering that RJ Marco put together <br />showing a medical building on the site. RJ Marco has suggested it might <br />be beneficial to place a for sale sign on the site that included a rendering in <br />order to generate some interest. <br />Keis asked the cost to the City of holding the property until the right use <br />comes along. The Administrator indicated that the site does not generate <br />much in property taxes as vacant land. Keis felt that the City should wait <br />for the right use to come along. Blesener suggested that a for -sale sign be <br />placed on the property with a rendering of an office use. He indicated <br />that if a fast food use is proposed, the Council could review the proposal <br />and that type of use. <br />The Administrator asked if the Council supported RJ Marco's continued <br />marketing of the property or if the City should undertake the marketing on <br />its own. He noted that RJ Marco has broker contacts. It was noted that RJ <br />Marco was not given exclusive marketing rights. The consensus was that <br />the City would market the property with the understanding that RJ Marco <br />and any other entity has the ability to market it and present a proposal to <br />the City. <br />The Administrator reported that RJ Marco has indicated that a bank use on <br />this site was not practical given that banks are not building small satellite <br />buildings and require several drive- through lanes. There was also <br />discussion about developing the site for fast food given the existing fast <br />food restaurants in the area. A restaurant use was also discussed, but <br />dismissed tentatively due to parking requirements. <br />The Council discussed marketing the site through the placement of a sign <br />with a rendering, as well as whether there should be one or two <br />development options shown on the rendering. McGraw indicated that he <br />would not support a strip mall on this property given it is a gateway <br />location for the City. It was felt that the general public may not be aware <br />that the property is available and a sign may generate interest. There was <br />some discussion about the placement of a rendering on the sign, and the <br />Administrator indicated that he would have some concepts put together <br />and would send them to the Council for review and approval. <br />6 <br />
