MN 65416 <br />Telephone: 952.'596 9636 Feceirrilee: 952.695.9:83? planner ; nacplanning.Ccrn <br />MEMORANDUM <br />TO: Little Canada City Council <br />FROM: Bob Kirmis / Stephen Grittman <br />DATE: August 11, 2003 <br />RE: Little Canada - Hamel Estates, Preliminary /Final Plat <br />NAC FILE: 758.09 - 03.11 <br />As a follow -up to comments on the proposed Hamel Estates, Rob Carlson Builders has <br />submitted a revised preliminary /final plat of the proposed Hamel Estates subdivision. <br />The revised preliminary /final plat was mailed to our office on August 6, 2003. <br />In review of the revised plat drawing, it has been found that all revisions discussed in <br />the previous meetings have been incorporated. These changes includes the following: <br />1. To address street frontage and rear yard setback concerns, the former Outlot A <br />reserve strip has been added to the adjacent lots (Lot 1, Block 1 and Lot 1, Block <br />2). <br />2. The east side lot line of Lot 2, Block 2 (as depicted on the previous plat) has <br />been shifted eastward resulting in "straightened" lot line that emanates from the <br />center of Hamel Court. <br />3. Front yard setbacks on the plat drawing have been increased from 20 to 30 feet. <br />While not illustrated on the plat drawing, the following items should however remain <br />conditions of plat approval: <br />1. The Owasso Boulevard access be eliminated and sole access to Lot 1, Block 2 <br />be provided via Hamel Court. <br />2. In consideration of its limited depth, the applicant should be aware that due to <br />limited lot depth, the buildability of Lot 1; Block 1 will require a customized <br />building plan. Variances for setbacks on new lots are unlikely. <br />
