Drywall Supply Addition <br />Development Contract <br />One shall be removed on or before December 31, 2003. District Council 82 shall enter <br />reciprocal agreements with the Developer to provide for shared parking on Lot 3. A copy of that <br />agreement is attached as Exhibit D. Developer shall also enter into an agreement for the on- <br />going maintenance of common utilities and drive areas. Said agreement is attached as Exhibit A. <br />24. Lot Two. The existing spancrete building on Lot Two is to be renovated and such <br />renovation shall be consistent with any requirements of the City. The office warehouse ratio of <br />the building to be renovated and developed shall be no less than 20% office and no more than <br />80% warehouse. Future use of Lot Two may be governed by a future Planned Unit <br />Development, and specific future parking requirements for Lot Two will be determined by the <br />future use of the property pursuant to City standards. Outside storage of materials on Lot Two is <br />prohibited. The existing shed on Lot Two (north of the former Knox retail building) is to be <br />removed on or before October 31, 2003. The metal building located on Lot Two is to be <br />removed on or before October 31, 2003. Developer shall enter reciprocal agreements with the <br />owner of Lot One to provide for shared parking and utilities for Lot Two as indicated in Exhibit <br />B attached hereto. No financial assistance is being provided by the City as to the Required <br />Improvements on Lot Two. <br />25. Lot Three. The existing building on Lot Three which consists of approximately <br />24,000 square feet shall be renovated and brought into compliance with City codes. Such <br />renovation shall include, but is not limited to the addition of sewer, water and restrooms at such <br />time as Developer no longer occupies the former Knox building located on Lot 2 for use by <br />Drywall Supply. Said existing building may be expanded by an office addition of <br />approximately 2,400 square feet. Said expansion shall occur on or before December 31, 2004. <br />In addition, a new storage building shall be constructed on Lot Three which shall consist of <br />approximately 17,920 square feet. Said new storage building shall be completed on or before <br />December 31, 2005. Sufficient parking and driveways shall be constructed on Lot Three <br />consistent with City requirements allowing sufficient access to all buildings on Lot Three. The <br />- 7 - <br />.7- <br />
