During this period the Developer shall prevent erosion by wind and <br />water to the City Engineer's satisfaction. <br />19. The Developer shall install Plat monuments within one year after recording the Plat. <br />No building permit will be issued until the lot monuments have been installed and certified by a <br />registered land surveyor. Monument locations must thereafter be certified for Certificates of <br />Occupancy to be issued. <br />20. Developer shall instruct his engineer to provide adequate field inspection personnel <br />to ensure the project is constructed in accordance with approved plans and specifications. In <br />addition, the City's Engineer, at Developer's expense, shall also inspect the construction of <br />General Improvements for the purpose of certifying the same and recommending acceptance by <br />City. Developer shall also complete construction staking for the project at Developer's expense. <br />21. An as -built survey will be required to verify elevations of each structure. <br />Required Improvements <br />22. General Improvements. The General Improvements include: a private road to <br />provide access to Lots One, Two and Three; the extension of water main and services; the <br />extension of sanitary sewer main and services; storm sewer; grading; paving of parking and <br />access drives; concrete curb and gutter; and, lighting. All such General Improvements shall be <br />completed on or before October 31, 2003, at Developers expense. Original plans or subsequent <br />changes for said General Improvements shall be provided to the City Engineer and shall be in <br />accordance with City specifications and standards. No financial assistance is being provided by <br />the City as to the General Improvements. <br />23. Lot One. As a condition precedent to this Contract, Developer's sale and <br />conveyance of Lot One to District Council 82 must occur. Lot One is to be developed pursuant <br />to this Contract and the Planned Unit Development Plat. The Developer must assist District <br />Council 82 as necessary to comply with this Contract. Lot One is to include a new building <br />which will consist of approximately 57,000 square feet. The canopies currently present on Lot <br />- 6 - <br />- 6 - <br />
