Drywall Supply Addition Development Contract buildings within the Plat. During this period the Developer shall prevent erosion by wind and water to the City Engineer's satisfaction. 19. The Developer shall install Plat monuments within one year after recording the Plat. No building permit will be issued until the lot monuments have been installed and certified by a registered land surveyor. Monument locations must thereafter be certified for Certificates of Occupancy to be issued. 20. Developer shall instruct his engineer to provide adequate field inspection personnel to ensure the project is constructed in accordance with approved plans and specifications. In addition, the City's Engineer, at Developer's expense, shall also inspect the construction of General Improvements for the purpose of certifying the same and recommending acceptance by City. Developer shall also complete construction staking for the project at Developer's expense. 21. An as -built survey will be required to verify elevations of each structure. Required Improvements 22. General Improvements. The General Improvements include: a private road to provide access to Lots One, Two and Three; the extension of water main and services; the extension of sanitary sewer main and services; storm sewer; grading; paving of parking and access drives; concrete curb and gutter; and, lighting. All such General Improvements shall be completed on or before October 31, 2003, at Developers expense. Original plans or subsequent changes for said General Improvements shall be provided to the City Engineer and shall be in accordance with City specifications and standards. No financial assistance is being provided by the City as to the General Improvements. 23. Lot One. As a condition precedent to this Contract, Developer's sale and conveyance of Lot One to District Council 82 must occur. Lot One is to be developed pursuant to this Contract and the Planned Unit Development Plat. The Developer must assist District Council 82 as necessary to comply with this Contract.
