DEVELOPMENT CONTRACT <br />AGREEMENT, dated July , 2003, by and between the CITY OF LITTLE CANADA, a Minnesota <br />municipal corporation, ( "City ") and Edward L. Inman and Rebecca L. Imman, husband and wife ( "Developers "). <br />1. Request for Improvement. Developers have requested City to allow the construction of sanitary <br />sewer and services, storm sewer, water main and services, grading, paving, curb and gutter, signage, and lighting <br />necessary to serve and provide access to the proposed plat of Inman Addition and adjoining properties located along <br />Allan Avenue between Greenbrier Street and said plat, all located within the City of Little Canada as shown on <br />Exhibit "A" and described as follows: <br />Lots 1 -3, Block 1 of Inman Addition, County of Ramsey, State of Minnesota. <br />Lot 6, Block 1 of Greenbrier Woods, County of Ramsey, State of Minnesota <br />Lot 2, Block 2 of Greenbrier Woods, County of Ramsey, State of Minnesota <br />2. Conditions of Approval. City hereby approves construction of necessary extensions of sanitary <br />sewer and services, storm sewer, water main and services, grading, paving, curb and gutter, signage, and lighting to <br />serve the Inman Addition plat and adjoining properties located along Allan Avenue between Greenbrier Street and <br />the Inman Addition, conditioned upon Developers entering into this Agreement and guaranteeing compliance with <br />terms of this Agreement. <br />3. Compliance with Laws and Regulations. Developers represents to City that to the best of their <br />knowledge, the construction of improvements to serve the properties identified in Paragraph #1 will comply with all <br />City, County, Metropolitan, State and Federal laws and regulations, including, but not limited to, subdivision <br />ordinances, zoning ordinances, noise ordinances, and environmental regulations; including wetland impact and <br />mitigation. Developers shall obtain all necessary pettrtits and consents for the project including, but not limited to, <br />any permits required by the Minnesota Department of Health for water main extensions, any necessary permits <br />required from the Minnesota Pollution Control Agency for sanitary sewer main extension, any necessary approvals <br />from Metropolitan Council - Wastewater Services Division for connections to sanitary sewer lines, any permits <br />H:Uoel1-1 \Conespondence\Joel 2003 \Inman Development Contract.doc <br />
