required from the Ramsey - Washington Watershed District for grading and stonn water discharge, and any permits <br />or approvals necessary to comply with wetland regulations. Developers shall reimburse the City for any costs or <br />expenses incurred by the City due to the need for any petntils or consents, and shall be responsible for compliance <br />with any other requirements imposed by the agencies in question. <br />4. Development Exhibits. Developers shall develop the proposed plat in accordance with Exhibit "A ", <br />attached hereto, and on file in the offices of the City; and in accordance with City Council Resolutions No. 2003 -6- <br />131 adopted on June 24, 2003. <br />5. Required Improvements. Developers shall install, at their own expense, the extension of public and <br />private improvements consisting of water main and services, sanitary sewer main and services, storm sewer, <br />grading, paving, concrete curb and gutter, and lighting to serve all properties identified in Paragraph #1 herein. with <br />all public improvements to be completed no later than October 1, 2003. All street lighting necessary to serve this <br />development shall be done so as to minimize on -going electrical charges to the City and it is understood that the <br />City must approve the proposed lighting before installation. Original plans and subsequent changes for said <br />improvements shall be prepared by Development Engineering, P.A. and approved by the City Engineer in <br />accordance with City specifications and standards. <br />6. Preconstruction Meeting. Prior to the commencement of any work, Developers or their engineer <br />shall schedule a preconstruction meeting to be held at the Little Canada City Hall at a date and time agreeable to <br />City. Said meeting shall include all parties concerned, including, but not limited to, City staff, Developers' engineer, <br />Developers' contractor(s), Developers' builder, affected utilities (including Xcel gas, Xcel electric, Comcast and <br />Qwest), and representatives of Ramsey /Washington Metro Watershed District, if necessary. The purpose of this <br />meeting will be to review the work program for construction to achieve a coordinated approach between all parties <br />involved and to ensure the improvements to be made will be done according to City standards. <br />H:Uaelli \Con espondence\Joel 2003 \Inman Development Contract.doc <br />-2- <br />
