Hanson The City Attorney is completing work on the development agreement for Drywall Supply based on the site layout as depicted on the attached map. The unique points of this agreement are as follows: • The site is to be developed in accordance with the approved plans for the site (subject of zoning action on this agenda) • Developer must close the land sale to District Council #82 and agree to cooperate fully to facilitate the construction of their building. • Evidence /approval of shared parking and utility arrangements between Drywall Supply and District Council #82. • No use of Drywall Supply's site by others in terms of offloading of materials, distribution, storage, etc. Uses must be part of Drywall Supply's operations. • Approval of screening materials and landscaping for canopy. Screening work on this canopy needs to be completed by October 31, 2003. • Approval of outdoor storage arrangements in terms of aisle locations, aisle width, turning radii, height of materials to be stored, and type of materials to be stored. • Paving of access roads through Drywall Supply's site by October 31, 2003. • Gravel surface for outdoor storage area will be acceptable, subject to appropriate maintenance standards. Surface materials to be installed prior to storage taking place in designated areas. • Installation of code compliant restroom facilities somewhere on Drywall Supply's parcel by October 31, 2003. • Sewer and water, road, and curb & gutter to be completed by October 31, 2003. Plans and specifications for this work must be prepared by Developer's Engineer in accordance with City standards. Said plans must also be approved by the City Engineer. Financial surety must be provided at least equal to 125% of the value of this work. We will also be applying other standard language governing private construction of utilities in this section. • Demolition of the metal shed immediately south of the old Knox retail building, the northerly two canopies, the existing 3 -sided storage /screening structure, and the little
