Fahey <br />COUNCIL, <br />Jim LaValle <br />Matt Anderson <br />Rick Montour <br />Bill Blesener <br />ADMINISTRATOR <br />Joel R. Hanson <br />The City Attorney is completing work on the development agreement for Drywall Supply based on the <br />site layout as depicted on the attached map. The unique points of this agreement are as follows: <br />• The site is to be developed in accordance with the approved plans for the site (subject of <br />zoning action on this agenda) <br />• Developer must close the land sale to District Council #82 and agree to cooperate fully to <br />facilitate the construction of their building. <br />• Evidence /approval of shared parking and utility arrangements between Drywall Supply <br />and District Council #82. <br />• No use of Drywall Supply's site by others in terms of offloading of materials, <br />distribution, storage, etc. Uses must be part of Drywall Supply's operations. <br />• Approval of screening materials and landscaping for canopy. Screening work on this <br />canopy needs to be completed by October 31, 2003. <br />• Approval of outdoor storage arrangements in terms of aisle locations, aisle width, turning <br />radii, height of materials to be stored, and type of materials to be stored. <br />• Paving of access roads through Drywall Supply's site by October 31, 2003. <br />• Gravel surface for outdoor storage area will be acceptable, subject to appropriate <br />maintenance standards. Surface materials to be installed prior to storage taking place in <br />designated areas. <br />• Installation of code compliant restroom facilities somewhere on Drywall Supply's parcel <br />by October 31, 2003. <br />• Sewer and water, road, and curb & gutter to be completed by October 31, 2003. Plans <br />and specifications for this work must be prepared by Developer's Engineer in accordance <br />with City standards. Said plans must also be approved by the City Engineer. Financial <br />surety must be provided at least equal to 125% of the value of this work. We will also be <br />applying other standard language governing private construction of utilities in this <br />section. <br />• Demolition of the metal shed immediately south of the old Knox retail building, the <br />northerly two canopies, the existing 3 -sided storage /screening structure, and the little <br />
