Green Co <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: THE PRESERVE <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />pant <br />As requested, we have reviewed the resubmitted package for the proposed "The <br />Preserve" development located east of McMenemy Street between the wetland and <br />Viking Drive. The submittal documents were prepared by ProTerra Design Associates <br />and Metro Land Surveying and Engineering and include a final plat and preliminary <br />plans. The plans are dated May 24, 2002 however; revisions are noted as being <br />completed June 12, 2003. Based upon our review and conversations with other City staff <br />we would offer the following comments: <br />Preliminary Plat <br />1. The City has requested that the standard street right -of -way width of 50 feet be <br />granted outside of the William Pipeline easement to allow the City full control of the <br />right -of -way. The final plat has not been revised per this request. It is our <br />understanding that a Ramsey County Court has found that the granting of the right - <br />of -way within the Williams Pipeline easement should be allowed by the City even <br />though the City would have only ancillary control of the right -of -way. <br />2. The location of the west lot line of Outlot B should be verified to match the east lot <br />line of the adjacent lot to the west. The Developers surveyor may already have this <br />information, but it has not been submitted. <br />3. It should be noted that the final plat significantly differs from the preliminary plat <br />submitted due to major design changes. These changes have generated comments <br />that were not previously noted. <br />Drainage <br />1. Drainage calculations were provided for review of overall site discharge rates and <br />ponds.
