Honorable Chairman and Planning Commission <br />July 9, 2003 <br />Page Two <br />2. As previously requested, emergency overflow elevations have been shown for all low <br />points and both storm water ponds. However, it appears that the emergency <br />overflow elevation of the west pond would need to be modified to 872 or the outlet <br />structure for the pond be revised. <br />3. As previously requested the top and bottom wall elevations have been shown for all <br />retaining walls proposed on the site. However, some of the wall elevations seem to <br />be incorrect (Le. lot 3 and lot 6). All wall elevations should be reviewed for accuracy. <br />4. A note has been provided in the plans indicating that retaining walls over 4 feet will <br />be tiered, However, as depicted on the plans, individual walls are up to 10 feet high. <br />The tiering of the retaining walls will require additional area than necessary for a <br />single wall and should therefore be shown accurately on the plan. <br />5. A drainage swale is shown along the lot line between Lots 14 & 15 to prevent <br />drainage from Lot 15 discharging onto Lot 14. This drainage swale should be <br />centered on the property line to ensure all drainage is conveyed within the drainage <br />and utility easement provided. <br />Utility Plan <br />1. The pressure sewage lines from Lots 13, 14, and 15 should discharge into the <br />sanitary sewer mainline not the manhole. <br />2. Sanitary sewer installed up to a depth of 20 feet can be SDR 35, sanitary sewer <br />between 20 feet and 30 feet deep should be SDR 26, and material specifications <br />should be provided for the sanitary sewer pipe used for depths in excess of 30 feet. <br />The sanitary sewer material pipe should only be changed at manholes and reflect the <br />deepest depth along the run. <br />3. The hydrant in the southeast corner of Lot 15 can be eliminated. <br />4. No pavement section has been provided in the plan set. The section along with the <br />soil boring information and R -value determination should be reviewed and approved <br />prior to construction. <br />5. The storm sewer has been revised to direct the storm water from Preserve Trail to <br />the west pond, as requested by the City, and is being proposed along the south curb <br />line. The retaining wall from station 16 +80 to 18 +10 should be constructed far <br />enough away from the storm sewer line to allow for repair of the line without <br />impacting the wall. <br />6. All watermain should be moved to the north side of the sanitary sewer. This will <br />allow for repair of the watermain without disruption of the storm sewer and result in <br />shorter water service and hydrant lead lengths, and eliminate the need for insulating <br />the watermain along the retaining wall east of Preserve Trail. The storm sewer line <br />located along the north curb line from CB -15 to STMH 17 should be moved to the <br />south curb line and insulated where adjacent to the retaining wall. <br />C: \windows \TEMP \Itr 07 -09 -03 ping commission.doc <br />
