Green Company <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: ALDI FOOD MARKET <br />CITY OF LITTLE CANADA <br />Dear Mayor and Council Members: <br />As requested, we have reviewed the resubmitted package for the proposed Aldi Food Market site <br />located on Rice Street just north of Arby's restaurant. The submittal documents were prepared by <br />Schoell and Madson, Inc and Carly Torgersen. <br />The new drainage plan utilizes the storm sewer system in the Bally's Total Fitness parking lot and <br />Minnesota Avenue to provide the normal outlet for the storm water pond. It is being proposed that a <br />storm sewer line be installed around the north and east side of the Bally's Total Fitness building and <br />connect to an existing system on the south end of the parking lot. There are some minor <br />discrepancies between the drainage calculations submitted and what is shown on the plans that <br />should be resolved. In addition, pipe capacity calculations should be submitted to review the <br />adequacy of the storm piping system. A cross easement will need to be granted by the owner of the <br />Bally's property to allow for the drainage across the parking lot. <br />The proposed plan still directs water from the emergency overflow of the pond to the low area to the <br />northeast of the site. The emergency overflow should be redirected or documentation provided for the <br />impact to the low area. <br />We have contacted the developer regarding these issues and the additional information necessary. <br />We feel that approval of the final plat could be granted contingent on final engineering approval and <br />receipt of the cross easements for drainage through the Bally's Total Fitness parking lot. <br />If you have any questions regarding the above comments, please feel free to call. <br />Sincerely, <br />Howard R.
