Green Company Honorable Mayor and City Council City of Little Canada 515 Little Canada Road East Little Canada, MN 55117 -1633 RE: ALDI FOOD MARKET CITY OF LITTLE CANADA Dear Mayor and Council Members: As requested, we have reviewed the resubmitted package for the proposed Aldi Food Market site located on Rice Street just north of Arby's restaurant. The submittal documents were prepared by Schoell and Madson, Inc and Carly Torgersen. The new drainage plan utilizes the storm sewer system in the Bally's Total Fitness parking lot and Minnesota Avenue to provide the normal outlet for the storm water pond. It is being proposed that a storm sewer line be installed around the north and east side of the Bally's Total Fitness building and connect to an existing system on the south end of the parking lot. There are some minor discrepancies between the drainage calculations submitted and what is shown on the plans that should be resolved. In addition, pipe capacity calculations should be submitted to review the adequacy of the storm piping system. A cross easement will need to be granted by the owner of the Bally's property to allow for the drainage across the parking lot. The proposed plan still directs water from the emergency overflow of the pond to the low area to the northeast of the site. The emergency overflow should be redirected or documentation provided for the impact to the low area. We have contacted the developer regarding these issues and the additional information necessary. We feel that approval of the final plat could be granted contingent on final engineering approval and receipt of the cross easements for drainage through the Bally's Total Fitness parking lot.
