The changes include a pond and berm along the south <br />boundary of the site, a future building located south of the existing storage building of <br />17,920 square feet, and a reduction in the planned office expansion from the previous <br />4,500 square feet to a planned 2,400 square feet. <br />The plan show the addition of curb around the entrance drive and parking area in front <br />of the new office. Driveway surfacing is not listed, however, pavement and curbing (set <br />back 5 feet from the property line) would be required by the Zoning Ordinance. The <br />remainder of the site is labeled "Maintain Existing Surface ". Presuming that this is <br />gravel, planning staff would recommend that only those areas to be approved for <br />outdoor storage be gravel, if any. The Zoning Ordinance requires that all areas set <br />aside for parking and circulation be paved, and surrounded by curb to control drainage <br />and manage traffic circulation. The PUD Zoning is intended to permit flexibility in zoning <br />regulations that increases the quality of site design and use of materials. Gravel <br />surfaces would not typically meet this standard. <br />With regard to the storage area, the PUD district was established in this area to allow <br />limited amounts of outdoor storage onto the site following the City's decision to prohibit <br />outdoor storage in the B -W District (the previous zoning designation). With the <br />proposed layout, approximately one third of the Drywall Supply property would be <br />devoted to outdoor storage, not including the area of the "Future Building ", an area for <br />which no interim use is shown on these plans. It is also noted that while the applicant <br />seeks to "maintain the existing surface ", outdoor storage in the I -P District would require <br />
