It would also be limited to 75% of the building size <br />— a total allowable storage area of about 30,000 square feet (three- fourths of an acre). <br />With regard to parking, no specific parking area is designated on the plans. It appears <br />that some parking will be provided in the primary entrance area, but parking spaces are <br />not shown on the plans. Moreover, circulation through this area will limit the amount of <br />parking that would be practical. An area of "future parking" is dashed in a portion of the <br />outdoor storage area. For buildings of the sizes shown (approximately 40,000 square <br />feet, the zoning ordinance would require a minimum of one space per 1,000 square feet <br />of storage area — more parking is required for office uses. The future building would <br />add to this demand. With a PUD, it is possible to consider a "proof of parking" <br />arrangement with this site (given the large amount of undeveloped area), but the <br />applicant should document the peak use of the site in order to establish a parking <br />supply for the current use. <br />Finally, the plans continue to have a notation for the remaining Knox canopy that the <br />"Canopy is to be modified or removed by Owner ". A final determination should be made <br />on this issue. The applicant has not included plans showing how the canopy would be <br />modified if it is to remain. Moreover, this submission does not include any landscaping <br />plans that show how the site will be landscaped, including the screening of any <br />approved outdoor storage. <br />In summary, the following items still need to be addressed as a part of any final PUD <br />approval for Drywall Supply: <br />1. Determination on the amount of outdoor storage. <br />2. Disposition of the Existing Canopy — plans for modification or removal. <br />3. Determination on the extent of paving and curbing in the circulation areas. <br />4. Provision of adequate parking, including paving and curbing. <br />5. Provision of landscaping details, including screening of outdoor storage <br />areas. <br />6.
